Originally, the developer’s vision was to offer a portfolio of “spec” designs from which to choose. This portfolio has evolved over the years to include multiple generations of options. As part of an original design, owners have had the liberty to make modifications while maintaining the design standards including white homes with gray elements per the community’s bylaws. Also according to the bylaws, the Administrator has the right to review and approve designs. We will determine when this practice will go into effect in 2023.

There is much debate regarding a builder’s use of water, particularly given the volume of construction taking place at the end of 2022. Best practices regarding access to water will be introduced in early 2023.

Owners want to realize their dream as soon as possible, but it must not be at the community’s expense. Building hours are Monday-Friday, 7 am-7 pm; Saturday 7 am-1 pm. No building may commence on Sunday without special permission. Additionally, builders may not establish temporary living structures for workers.

Black Beauty wants to encourage lot owners to build their dream home. However, it is common practice to establish some guidelines such as a limit to occupying no more than 30 percent of land for a home structure as well as a height restriction of three stories.

Original expectations set by the developer required lot owners to commence building within one year. In light of the transition from the developer, this requirement has been tabled until the HOA can vote on a new construction commencement expectation.

There are some things the community will not tolerate. Trash burning, trash dumping, abuse of resources of any kind is forbidden in the community and susceptible to fines. Builders in receipt of multiple fines can be restricted from future projects.
According to our Bylaws: Each owner is obligated to and responsible for following the models homes type of construction allowed by the Condominium as but not limit to Tierra, Mariposa, Breeze, Lush, Rio, Aerie, Sereno, Eos, Cala, Selva, Luna, Aura, Selene, Asteria, Theia, Rhea, Gaia, Eclipse and any other model approved by the Manager which shall be in harmony with the exclusivity of the condominium and the surrounded nature.
